The Invisible Lines Around Your Lot

What you can see from the patio isn’t always the whole story of your property. Some of the most important lines around a lot are ones you’d never notice without looking for them.

The shed that isn’t as harmless as it looks

A storage shed, a fence, even a portion of a driveway can sit inside a utility easement without the owner ever knowing it. That doesn’t usually cause a problem day to day, but it can absolutely become one during a sale, when a buyer’s lender or title company asks questions a seller can’t answer.

Shared drives and setbacks

Shared driveways, drainage easements, and setback lines all shape what can and can’t legally be done with a property, and buyers increasingly ask about them before they’ll move forward with an offer. A property that looks straightforward from the street can have real complexity underneath it.

Get ahead of it before you list

The fix here is simple and worth doing early: pull the survey and check it against any structures, fences, or improvements on the property before you list. If something doesn’t line up, it’s much easier to sort out on your own timeline than to discover it mid-negotiation with a buyer waiting on an answer.

The invisible lines around your lot matter as much as anything you can actually see. Knowing them ahead of time is part of what real local knowledge looks like.
