What an Offer Really Tells You Beyond the Number

The number on an offer is the headline, but it’s rarely the most important detail. The terms around that number often reveal far more about how the deal will actually go.

Financing type changes everything

A cash offer and a financed offer at the same price are not the same offer. Financing brings appraisal risk, underwriting timelines, and lender-driven conditions that can affect whether and how the deal actually closes. Understanding a buyer’s financing tells you how solid that number really is.

Contingencies are where deals actually live or die

Inspection contingencies, appraisal contingencies, sale-of-current-home contingencies, each one is a door the buyer can walk through if something doesn’t go their way. A clean offer with fewer contingencies at a slightly lower price can sometimes be the stronger choice over a higher offer loaded with outs.

Earnest money and timeline as signals

A larger earnest money deposit and a realistic, buyer-appropriate closing timeline both signal seriousness. A buyer who’s genuinely ready to move tends to show it in these details, not just in the top-line number.

Read the whole offer, not just the price

When you’re comparing offers, or deciding whether to accept one, ask your agent to walk through every term, not just the number. The strongest offer on paper isn’t always the one most likely to actually close.
